Thinking About Buying a Home? Try Rate Rewind!

You shouldn’t have to put your homeownership dreams on hold while waiting for mortgage rates to change. At Midwest Mortgage Group, we understand that buying a home is a big decision, and timing the market isn’t always easy. That’s why we’re excited to share Rate Rewind from Flat Branch Home Loans, a program that may give eligible homebuyers more flexibility when it comes to their mortgage.

If you’ve been waiting for mortgage rates to improve before buying a home, Rate Rewind may give you another reason to consider moving forward while keeping the door open to refinancing in the future.

What Is Rate Rewind?

Rate Rewind is a program from Flat Branch Home Loans designed to give eligible borrowers more flexibility as mortgage rates change.

When you purchase a home or complete an eligible refinance with Flat Branch by December 31, 2026, you may qualify to refinance in the future with lender fees waived when rates improve, subject to program eligibility and requirements.

In other words, you can focus on finding the right home for your needs today without feeling like the mortgage rate you receive at closing has to be the rate you keep forever.

Of course, refinancing depends on future market conditions, your eligibility and program requirements. Rate Rewind gives eligible borrowers another option to explore if rates become more favorable down the road.

Should You Wait for Mortgage Rates to Drop Before Buying a Home?

It’s a question we hear from homebuyers all the time. While it’s natural to hope for lower mortgage rates, waiting for the perfect market can also mean putting your plans on hold.

Life doesn’t always follow the mortgage market. Maybe you’re ready for more space, starting a family, relocating for work or simply looking for a place to call your own. Your homeownership goals deserve consideration beyond what interest rates are doing on any given day.

With Rate Rewind, eligible buyers have an opportunity to move forward with their home purchase while maintaining the option to revisit their financing if rates improve.

Instead of trying to predict exactly where mortgage rates will go, we can help you explore your options and determine what makes sense for your budget, goals and timeline. The right time to buy is personal, and we're here to help you make an informed decision.

How Can Rate Rewind Benefit Homebuyers?

Every homebuying journey is different, but Rate Rewind offers a few potential advantages for eligible borrowers.

Move forward with your home purchase. If you've found a home you love and your finances are ready, Rate Rewind may provide another reason to consider buying now instead of putting your plans on hold.

Keep future refinancing in mind. If mortgage rates improve after you close, you may have an opportunity to refinance with lender fees waived under the program's terms.

Plan for the life you want. Buying a home is about more than interest rates. It's about finding a place that fits your life today while planning for the years ahead.

Have a team in your corner. We know that understanding mortgage options can feel overwhelming, especially when the market is changing. We're here to answer your questions, walk you through available programs and help you understand what options may fit your situation.

Keep in mind that a future refinance is not guaranteed, and a lower interest rate does not automatically mean refinancing is the right financial choice. We'll help you understand your options so you can make an informed decision.
